The approach

Square feet do not fail. Assumptions about people do.

Most redevelopment briefs are written backwards. The programme is fixed, the drawings are commissioned, and only then does anyone ask whether tenants, residents and passers-by will behave the way the model needs them to.

e20 cities starts at the other end. We map the twenty-minute catchment around a site, establish what it is genuinely short of, then decide what to build, keep, convert or let go. The behavioural work is not decoration on the strategy. It is the part that stops a good building landing in the wrong place.

The result is a shorter list of options, each one defensible in front of a board, a planning authority and a lender.
